Roofing costs — guidance, not a quote
Roof work is priced once the roof has been inspected. These factors move the cost up or down.

What drives the cost
- Type of job: a slipped slate or tile, a flat-roof repair, chimney or lead work, or a full re-roof.
- Covering: natural slate, clay or concrete tiles, felt, GRP or single-ply.
- Access: scaffolding, terraced streets, permits for scaffolding on the pavement and parking.
- Condition of battens, membrane and timbers once the covering is lifted.
- Building Regulations insulation upgrades when more than a quarter of the roof is re-covered.
- Conservation area or listed building requirements for matching materials.
Insurance and storm claims
Sudden storm, wind or hail damage is often covered by home insurance, while wear and tear usually is not. Whether and how much your insurer pays depends on the policy. Photograph damage from the ground, keep receipts for emergency covering, and ask for a written scope before work starts.
Why there is no price list here
Two roofs that look alike from the street can need very different work once the covering, flashings and decking are inspected, so any fixed price would be guesswork. Official licensing and building guidance is linked below.
