Roofing in London: Victorian terraces with slate and flat-roof extensions. Slipped slates and tiles, flat-roof leaks, chimney and lead flashing repairs and full re-roofs are the usual requests here.

Homes and roofs in London

Many Victorian and Edwardian terraces have natural slate roofs with lead valleys and parapet gutters, back additions with flat roofs, and loft conversions with dormers.

Common coverings here include natural slate, clay and concrete tiles, and felt, GRP or single-ply flat roofs, with lead valleys and flashings.

Weather, storms and access

Conservation areas and listed buildings may need consent to change a roof covering. Storm Eunice (February 2022) stripped roofs across the South East, including part of the O2 Arena’s roof.

A roofer checks the covering, flashings, valleys, penetrations, gutters and the deck or battens underneath, because a leak inside rarely sits directly under the damage on the roof.

Licensing and building rules

Roofers are not licensed by law in the UK. In England and Wales, replacing a roof covering is notifiable building work, which a contractor registered with a government-authorised Competent Person Scheme can self-certify; otherwise Building Control must be involved. Many roofers also belong to trade bodies such as the NFRC.

When more than a quarter of a roof covering is replaced, Building Regulations generally require the insulation to be brought up to current Part L standards where practical. Listed buildings and conservation areas may need consent before changing slates or tiles, and Scotland uses its own building standards and warrants.

Typical roofing work in London

Emergency leak repairs and temporary covers, slipped slate and tile repairs, chimney and lead work, flat-roof repairs and replacement, gutters and fascias, and full re-roofs. Every roof is different, so it is inspected before any work is quoted.

Stay off the roof yourself, especially when it is wet or after a storm. If you are claiming on insurance, photograph the damage from the ground and keep receipts for any emergency covering.
